The U.S. Economy -- Not Too Hot, Not Too Cold

The Economist Magazine reviews housing markets around the world (covering three billion people) and found the following information:

As you can see, the U.S. (the blue line) has shown more moderate changes of home prices versus rent levels, suggesting that there's more balance in our housing market.

Someone must build an RV Park at this location

One of the loveliest, over-looked destinations for RV'ers in Southern California is the community of Twentynine Palms, California.

I have, for sale, forty acres that would be perfect for a RV park. An upscale RV park would be even better.

It's located right next to a brand new Indian Casino, which offers entertainment for the evenings.

It's one mile from one of the three entrances to Joshua Tree National Park, which boasts 1.5 million visitors (on its way to being one of the top ten national parks in the entire system), and the best rock climbing around.

Recently, the executive director of the Park System told a conference that service for visitors with RV's is a weakness. The Parks do not have set-ups for them, and are not planning to provide them.

Yet RV's are a booming form of recreation in the U.S. offering families safe and affordable weekends and vacations. Golf courses are closing; RV's are breaking sales records.

Twentynine Palms is located in the center of three major markets of well-off RV'ers:

Thirty two million people live within a three hour driving radius of the site. Twentynine Palms, Joshua Tree, and Yucca Valley offer services, dining, and entertainment for visitors, with annual events that draw thousands.

The land is well-suited to creating an RV park, with a gently sloping topography and a good view to the north, over the valley and the distant Marine Corps base.

A New Apartment Project Available in Indio

I just took a listing for a nice project in Indio, the fastest growing city in Coachella Valley, located in the north side, near the newest developments and retail building.

The land is 5.5 acres, located on Avenue 44, a main east-west street, just east of Monroe Street, a main north-south artery from the city center to I-10.

The upside: at about the same price as other land offerings in Indio, the buyer gets city entitlements and building plans for sixty two-bedroom units, with garages.

Indio is growing fast, and has very low vacancy in apartments.  The right buyer is a construction company looking for a project, or an investor who wants to build and hold a premium project in a growing market.

Call me or email me for a full package.
